MLS archive figures include publicly displayable 2–4-unit and 5+-unit sale records through September 13, 2026. Market figures cover City of Rochester 2–4-unit MLS closings from January 1 through September 9, 2026. Counts are records—not transaction sides, current valuations or claims of market rank. Read the methodology.

A multifamily sale is not a residential sale with extra kitchens.

A Rochester investment property can look clean in a listing and behave very differently in practice. Unit legality, tenant history, utilities, taxes, insurance, older building systems, deferred maintenance and block-level demand can change both value and execution.

Mark approaches brokerage as a broker, investor, renovator and property operator. The goal is not to make every building look attractive. It is to identify what is real, what is fixable, what is risky and how the property should be positioned for the people most likely to act.

The core question

What will a serious buyer believe?

Good marketing can clarify a property. It cannot replace missing leases, unexplained expenses, unsupported rents or a capital plan that ignores the building. The stronger the evidence, the stronger the negotiation.

Buying from outside Rochester?

Distance changes the process—not the standard.

Define the buy box, review the current operation, see the property and its surroundings, and build the diligence team before an offer depends on them.

Sell with the story clear.
Buy with the assumptions exposed.

A useful broker should make the decision easier to understand, even when the answer is to wait, renegotiate or walk away.

The work is public.

Transaction history, local market research and firsthand ownership stories are separated so you can see what each source actually proves.

Source boundaries

Transaction counts come from the public sales archive sourced from NYS Alliance MLS / Matrix and retrieved September 13, 2026. The 197 Mark and 292 company figures count displayed sale records classified as 2–4 units or 5+ units; a record may include listing-side, buyer-side or co-agent representation. The 2026 market figures come from RochesterInvestment’s defined City of Rochester 2–4-unit MLS population through September 9, 2026. Rochester multifamily brokerage questions.

What does a Rochester multifamily broker do differently?+

A multifamily broker should understand both the transaction and the operation. That means reviewing income, leases, utilities, taxes, insurance, condition, legal-unit questions, capital needs and the likely buyer pool—not simply applying a price per unit.

How do you value a tenant-occupied duplex or small multifamily property?+

The answer usually combines comparable sales, current and supportable income, operating expenses, condition, financing realities and the value of any believable upside. Existing rent is evidence, but it is not the whole analysis.

Can Mark help sell apartment buildings larger than four units?+

Yes. Mark and Updegraff Group Realty work with two-to-four-unit properties, larger apartment buildings, mixed-use assets and other investment real estate. The underwriting, financing and buyer pool change as the asset grows.

Do you work with out-of-area owners and investors?+

Yes. The useful first step is assembling the property facts: address, unit mix, rent roll, leases, expenses, utilities, condition, known capital items and the decision you are trying to make. Missing information should be identified rather than quietly assumed.

How are Updegraff Group Realty and Updegraff Management related?+

Updegraff Group Realty handles brokerage. Updegraff Management LLC is an affiliated property-management and operations company. Each service and agreement remains separate, but the operating perspective can help expose questions that transaction-only analysis may miss.
