Before you start fixing things, let’s look at the house. We can talk through price, timing and which projects are worth taking on.

Lakeville
A home directly on Conesus Lake. I represented both sides of the sale.
Rock Stream
A historic home with lake views along the Seneca Wine Trail. I represented the seller.
Updegraff Group Realty
Our company helped a buyer purchase this property. I handled the client relationship, and Michael Pascutoi handled the transaction as the buying agent.

Seneca Wine Trail
I represented the seller of this Rock Stream property. This was a lake-view home, not a direct-waterfront sale.
2025 waterfront sales · MLS research
A starting point for the conversation. These lake-wide numbers include different property types and ownership arrangements.
| Lake | Closed MLS records | Median sale price |
|---|---|---|
| Conesus | 26 | $667,500 |
| Seneca | 57 | $700,500 |
On Conesus, a narrower group of 21 records had a $750,000 median and 12 median days on market after excluding specified unit- and lot-address records. Which properties you compare makes a difference.
Rochester Investment analysis of NYS Alliance of MLS Matrix, retrieved September 13, 2026. Closed period: January 1–December 31, 2025. Single-family, condominium/townhouse and two-to-four-unit residential records marked On Waterfront = Yes, with an exact lake-name match. Lake-view-only properties are outside this dataset.
The narrower Conesus group excludes addresses with unit or lot identifiers at 4795, 5118, 5129 and 4425 East Lake Road. This is an address-based screen, not a determination of legal ownership. Its median days on market applies only to those 21 records.
Counts are MLS records, not unique parcels. Fields may be incomplete; days on market are not cumulative market time. These medians do not measure appreciation or establish a value for your home.
For a lake property, I want to understand the shoreline access, the stairs down to the water, the septic system and any work the house needs. Those details belong in the pricing conversation.
If you’ve been renting it out, we should also look at the rental records and what a new owner would need to keep doing that.
Send me the address and when you’re thinking of selling.
