Counts are MLS records, not unique parcels. Fields may be incomplete; days on market are not cumulative market time. These medians do not measure appreciation or establish a value for your home.
What comes with the view?
For a lake property, I want to understand the shoreline access, the stairs down to the water, the septic system and any work the house needs. Those details belong in the pricing conversation.
If you’ve been renting it out, we should also look at the rental records and what a new owner would need to keep doing that.
